Young’s Suncoast Terms & Conditions
The policies and procedures of Young’s Suncoast Vacation Rentals are designed to ensure that we give both you and our owners the best service possible. Please read them carefully. If you have any questions, we will be happy to answer them – just call 800-826-1213 or locally 251-968-7158.
Below are the terms and conditions for all vacation rentals in Gulf Shores, Orange Beach, Fort Morgan, and all other properties rented by Young’s Suncoast.
Some minimum stays apply during peak seasons in the summer, spring and holiday periods. Most properties with weekly rental restrictions must be rented Saturday to Saturday. Some properties are restricted to weekly rentals all year. Please check with a reservation agent. Monthly rentals are available in most properties October through February. If you are renting the property for all of January and February, portions of March may be available at a discounted weekly rate.
You must be at least 25 years of age or older to reserve a vacation rental property.
Summer Season: Most gulf front houses and duplexes are available for weekly rentals only Saturday to Saturday. You may check the property details or call a reservation agent for last minute cancellations for the possibility of less than a full week rental in the summer season.
Off Season: Most houses are available with a 3 to 4 night minimum. Many “off-beach” houses and duplexes may be available year around for less than a full week rental.
Summer Season: While select condo rentals require 7 night minimum stays, 3 night minimum stays are available for most properties unless otherwise noted.
Off Season: 2 or 3 night minimum stays are available for most properties.
If your day of arrival is between January 1st and September 1st:
Check-in begins at 4 p.m.
If your day of arrival is between September 1st and December 31st:
Check-in begins at 3 p.m.
Check-out is 10 a.m.
Check-out Responsibilities: See Rules & Regulations. Leave property reasonably clean. Leave all kitchen items such as dishes and utensils clean and in original location, close and lock all windows and doors and dispose of trash in outside disposal locations.
Daily/Weekly Rentals: A non-refundable prepayment of $295 for condos, and $495 for penthouses and houses, is due at the time of booking and is required to secure your reservation. This prepayment is included in the total charges and will be applied to your final payment. If you are reserving within 30 days of arrival for condos and 60 days of arrival for houses, the total charges are due at the time of booking. Your prepayment will be applied to your reservation total.
In order to expedite your check-in, payments of all balances owed are due 30 days before arrival for condos, and 60 days for houses. If you are making a reservation for an arrival date within that time frame, full payment is due at the time of booking.
1 Month Rentals: A non-refundable prepayment of $295 is due at the time of booking and is required to secure your reservation. This prepayment is included in the total charges and will be applied to your final payment. The Balance Due payment date is 120 days prior to arrival. If you are making a 1-month reservation within 120 days of arrival, full payment is due at the time of booking.
2+ Month Rentals: A non-refundable prepayment of $295 is due at the time of booking and is required to secure your reservation. This prepayment is included in the total charges and will be applied to your final payment. 55% of the total amount is due 120 days prior to arrival with the remaining balance due 30 days prior to arrival. If you are making a reservation within 120 days of arrival, full payment is due at the time of booking.

Daily/Weekly Rentals
You may cancel your reservation 30 days or more prior to your arrival for condos, and 60 days prior to arrival for houses, and all payments are refundable, except the non-refundable pre-payment and the trip insurance premium, if purchased. If cancelling within 30 days of your arrival for condos, or within 60 days of arrival for houses, all monies paid will be forfeited. There are no refunds for early departures. Any changes to a reservation within those time frames will incur a $30 administrative change fee.
Monthly Rentals
1-Month Reservations: You may cancel your reservation 120 days or more prior to your arrival and all payments are refundable, except the non-refundable $295 prepayment and the trip insurance premium, if purchased. If you cancel within 120 days of arrival, you will forfeit all monies paid. There are no refunds for early departures.
2+ Month Reservations: You may cancel your reservation 120 days or more prior to your arrival and all payments made are refundable except the non-refundable $295 prepayment and trip insurance premium, if purchased. There are no refunds for early departures. Any changes to your stay dates made between 120 days and your arrival date will incur a $100 fee per bedroom.
Optional Vacation Rental Travel Insurance is available with your reservation, should you choose to purchase it. Vacation Rental Insurance provides coverage for the loss of prepaid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses.
You may also choose to purchase a Vacation Rental Damage Protection plan for a nominal fee of $45. This plan is designed to cover unintentional damages to the rental unit interior that occur during your stay, up to $1,500. Young’s Suncoast Vacation Rentals is able to make tentative reservations for future time periods for Preferred Repeat Guests. All advance reservations are subject to rates applicable at the time of actual reservation arrival and available inventory of rental units each year. No future year reservations will be honored at previous year rates. Peak season reservations may not be held beyond January 15th of any year without guest approval of the applicable rate and submission by guest of required prepayments.
The number of guests, including children, is limited to the sleeping capacity indicated by Young’s Suncoast. Exceptions may be made for infants under the age of 2. Individuals less than 25 years of age are not permitted to rent. During the spring break season, between the dates of March 1 through April 19 of each year, the person booking the reservation must be 25 years of age or older and must physically check in at our office with your government issued ID present. Absolutely no unit will be rented to vacationing students under 25. The person checking in must be the person who is renting the unit. Any reservations obtained under false pretense may be subject to loss of prepayment, rental payments, taxes, and fees. No loud parties, loud gatherings or illegal activities are allowed. Motor homes or campers are not permitted to hook up to utilities on any rental premises. Your occupancy timeframe is a temporary, short-term length of stay, determined by the arrival date and departure date you chose during the booking process. Failure to depart on your specified departure date and time will result in additional nightly rates being charged to your card on file and possible eviction.
Guests may be asked to immediately vacate rental premises, without refunds or compensation, in the event of unnecessary and loud noise (nuisance or disturbance), breaking of Young’s Suncoast or condominium association rules or other illegal activities. Any reservation obtained under false pretense and not adhering to minimum age, occupancy limits, pet policy and supervision requirements are subject to immediate eviction without refund or compensation.
We reserve the right to substitute comparable accommodations without notice or liability should the reserved unit be out of order or not available for any reason. When comparable accommodations are not available, renter will have the option of selecting from available properties at the published rate or receiving a complete refund of the reservation prepayments. Under some circumstances, rates may also be subject to change, depending on the date your reservation was made.
We love pets as much as anyone; however, only one (1) dog is allowed in specifically identified pet friendly properties and with applicable non refundable pet fees. A pet or evidence of a pet found on premises at any non pet friendly property will cause immediate tenant eviction and forfeiture of entire rent payments, prepayments, taxes and fees.
Bed linens, blankets, pillows and towels are provided, along with a starter supply of soap and bathroom tissue. Daily linen service is not offered at this time.
All rental properties are equipped with central heat and air conditioning, dishwasher, microwave, washer and dryer and basic cable TV unless otherwise noted. Because the properties are privately owned, decor, style, color schemes and furnishings will vary. There are no guarantees that the standards provided by the owner are compatible with those of the guest. Furnishings are subject to change without notice. No refunds will be given for any appliance or equipment malfunction. We will make every effort to repair or replace appliances / equipment as soon as possible during your stay.
Every effort is made to maintain the accommodations in good repair. All repairs will be handled as quickly as possible. No refunds will be provided due to inoperable appliances, pools, hot tubs, elevators or any other common area amenities, infrastructure or equipment.
Keys must be picked up and returned to the Young’s Suncoast check-in location.
A $25 charge will be assessed for each key not returned to Young’s Suncoast.
A service fee of $25 during normal business hours and $50 after 5 p.m. will be immediately charged to your account if a key is lost or should Young’s Suncoast be called to unlock a unit due to a guest being locked out.
The guest is liable for incurred expenses should it become necessary to contact a locksmith.
Telephones are furnished in most vacation properties for local calls. Long distance and directory assistance calls must be made collect, charged to your personal phone number or paid by credit card. Note: Gulf Shores Plantation telephones are operated on a central switchboard system. Please contact the Gulf Shores Plantation management office for long distance call procedures and payment information.
By providing your phone number for contact purposes or during online checkout, you agree to receive text messages from Young’s Suncoast. Message and data rates may apply. Message frequency varies.
Most condominium associations allow one vehicle per one bedroom unit with a maximum of two vehicles for two or more bedroom units. However, some building association rules may prohibit more than one vehicle. Please consult our website or your reservation agent to confirm the maximum number allowed. Condominiums and most homes prohibit boats, trailers, jet skis and motor homes. Please consult your reservation agent should you wish to bring any of these type vehicles. Any vehicle not displaying required parking passes will be subject to being towed by the building Owners Association, at vehicle owners’ expense.
Fire marshal and condominium association rules prohibit the use of grills on balconies and decks and under raised beach houses and duplexes. Most condo buildings, duplexes and houses have designated BBQ areas.
We reserve the right to enter rental premises at any time for the purpose of inspection, repair, or other management requirements. In the event that the property you are renting is on the market for sale, we may need to show the property during your visit. We will make every effort to schedule the showing at a convenient time. No inconvenience discount is allowed.
All units are leased without regard to race, color, religion, sex, national origin or handicap. Due to liability issues, we are unable to provide prospective renters with keys to preview properties. Taxes and fees are subject to change. We reserve the right to change unit assignments if the need arises. Please note that all Young’s Suncoast Vacation Rental properties are individually owned and because vacation property owners often make changes, furnishings and décor may not be the same as pictured within. We make every effort to ensure that all the information in this website is current and accurate. We cannot be held responsible for errors or changes made by owners in furnishings and equipment.
